Among those benefiting from the strategic fund is the Detroit Pizza Bar set to open in August 2020 in the Livernois-McNichols neighborhood, one of the first three neighborhoods targeted for investment.

Construction is scheduled to begin Monday at 7316 W. McNichols to add a second story to what will become a restaurant with indoor and outdoor seating for about 150 people and two bars, said Akunna Olumba, CFO of the Detroit Pizza Bar. (This is about three streets west of the University of Detroit Mercy campus, north side of McNichols.)

I hadn’t been down Livernois in a while, but headed there on Saturday to check out the state of the streetscape project. I’d say it’s 95% completed, just some finishing touches to install. All the new trees lining the Avenue of Fashion have been planted, that really improved the look since the last time I visited. The aesthetics of the new street lighting posts are a little too tall for my liking, but maybe they’ll stick out less prominently once the trees grow taller. There was lots of activity in the area in the afternoon as evidenced by most street parking spots occupied for a long stretch of the shopping district. The Good Times restaurant had a large outdoor seating area and seemed to be doing a great business. There are still some rough edges (a few vacant properties, facades that need an upgrade, etc. ) but I think that area just north of campus has the potential to develop into one of the city’s nicer commercial strips in a few years. Unfortunately, I’m sure the current Coronavirus situation will stall the pace of progress more than a bit.

A trio of Detroit developers are targeting a block on West McNichols for a new mixed-use development with 38 apartments and 6,000 square feet of commercial space.

The development, which is seeking about $1.1 million in brownfield reimbursements, is across three parcels totaling about 0.55 acres on the south side of West McNichols Road between Prairie and Monica streets three blocks west of Livernois Avenue.

Roderick Hardamon of Urge Development Group LLC, George N'Namdi of N'Namdi Holdings and Richard Hosey of Hosey Development LLC are spearheading the project, which is being referred to as 7303 W. McNichols.

Hardamon told me earlier today that the 38,000-square-foot building is expected to start construction in the third quarter and take about 15 months to complete.
